As we enter the final push towards the end of 2024, I want to reflect on what we saw happen last quarter and what insights that knowledge can give us and our clients as we work to close out the year.
The much anticipated “rate cuts” were lackluster to say the least. However, that doesn’t stop the flow of buyers who are moving into our lovely state due to jobs, marriages, other life changes, etc. The data is in as to where our buyers are coming from: San Diego, Seattle, San Francisco, Dallas and Virginia. Time to make referral friends in those areas — send out holiday cards now!
Fall brings with it a traditional “slow season” for housing …. But what do the top producers do during this time? They double down on their marketing and client outreach, and revisit the processes and tools they use. This makes them a cut above the rest. When the market picks up, their top-of-funnel work has been completed, and they can harvest those transactions.
Take time to reflect on and analyze where your clients have come from this past year and focus on one or two (NOT ALL) avenues of client acquisition. This market is not the one in which you start diving into new pools that are promising leads. Work what has worked historically, and you will have a successful end to 2024.
Where Buyers are Coming From:
Despite low inventory, Bend is nearing a more “balanced market.”
Portland experienced the tiniest of slowdowns over the last quarter.
Actionable Advice for Oregon Agents:
- Touch base with your database.
The holiday season can set you up for success in the spring and summer of ’25. Now is not the time to slack off! - Identify your ideal client profile.
The change of seasons affords us an opportunity to reflect. Take the time to understand which clients give you energy, and which take away your energy. Use this information to create your client avatar and focus your energy on attracting those clients. - Audit your time.
Consider your processes and what you spend time on that you could outsource to a virtual assistant (VA). We offer amazing resources for our community, including VAs trained on our systems and best practices, so you can focus more on high-impact, production-boosting activities.
